Home inspections are most commonly performed for prospective buyers as part of a real estate transaction, although they can also satisfy a variety of other needs. Sellers who are preparing to go to market can have a pre-listing inspection performed to avoid surprises during the sale. Recent buyers may want an inspection after a sale for a home warranty. Additionally, homeowners can request an inspection at any time to get a snapshot of the condition of their house for maintenance purposes. Typically an inspection takes around 2-3 hours, although it may take longer for larger buildings or more complex properties with multiple buildings or additional features.
The client and anyone else who is authorized may be present at the inspection and are encouraged to participate and ask questions.
After the inspection, the client will receive a report via email with a detailed description plus photos of what was observed, as well as an explanation of any deficiencies. The report will always be delivered within 24 hours of the inspection, and often times can be delivered onsite at the completion of the inspection.
